for Today’s Sellers
Mortgage rates, which reached a more than two-decade high in the fourth quarter of 2023, will begin to come down in 2024, but they are not coming back down to pandemic levels. We are in a new era for mortgage rates where prospective homebuyers should expect rates to settle between 6% and 6.5% next year.
Consumers will reset their expectations, and as rates move lower, there will be both more buyers and more sellers in the market.
With price gains continuing to help homeowners build wealth, equity has reached a new high and regained losses that resulted from declines last year. And while the average U.S. homeowner gained over $20,000 in additional equity compared with the third quarter of 2022, some markets are seeing larger increases as price growth catches up.
Homes are selling faster than the norm for this time of year. More people are looking to buy now that mortgage rates have come down, but there still aren’t enough homes to go around. “2024 is starting stronger than last year. And demand is increasing each week.”
Are There Still Buyers Looking for Homes?
Consider the life-changing events that took place during the past two years: 3 million marriages, 1.5 million divorces, 7 million births, 4 million deaths, and 7 million Americans reaching 65. Staying put isn’t an option for many growing families or divorcing couples. The dream of retiring to a home requiring less maintenance can’t be postponed indefinitely. People need and want to move.
It’s simple. Buyers will always need to buy, and those who can afford to move at today’s rates are going to do so. That means buyer demand hasn’t disappeared.
Eighty-two percent reported believing that a home purchase is a good investment and 44 percent said it was better than owning stock.

There is still significant pent-up demand for homeownership, as the homeownership rate for younger households is still much lower than it was for previous generations. Lower rates and more inventory will bring more buyers into the market in 2024.
More people will list their homes for sale in 2024.
Inventory hit historic lows during the pandemic and a lack of supply has been a major constraint on the housing market. Inventory began to rise in many markets in 2023, primarily because of a slowdown in new contracts, as opposed to an increase in new listings.
Supply will loosen up in 2024. Even homeowners who have been characterized as being “locked in” to low rates will increasingly find that changing family and financial circumstances will lead to more moves and more new listings over the course of the year, particularly as rates move closer to 6.5%.
Nationwide, active listings will still be below 2019 levels, though the gap will have narrowed so that year-end 2024 inventory will be at 92% of the year-end 2019 level.

Between 2019 and 2022, the median home price nationally rose by more than 40%, or by about 13.7% annually, a much faster past of price appreciation than during a typical market. Strong demand during the pandemic, fueled by historically low mortgage rates and increased savings, drove up home prices. Price growth moderated in 2023.
This year, more inventory will be generally offset by more buyers in the market. As a result, it is expected that, overall, the median home price in the U.S. will remain stable or see a modest increase.
Over the past year, new construction activity has also accelerated in some areas. As unaffordability takes the edge off demand and more new single-family homes add to supply, there is the potential for downward pressure on prices in some markets across the country.
Your Home’s Asking Price Matters.
While this isn’t the frenzied market we saw over the past few years, homes that are priced right are still selling quickly and seeing multiple offers right now.
Price it too low and you might raise questions about your home’s condition or lead buyers to assume something is wrong with it. Not to mention, if you undervalue your house, you could leave money on the table, which decreases your future buying power.
On the other hand, price it too high and you run the risk of deterring buyers from ever touring it in the first place. When that happens, you may have to do a price drop to try to re-ignite interest in your house when it sits on the market for a while. Just be aware that a price drop can be seen as a red flag for some buyers who will wonder why the price was reduced and what that means about the home.
Think of pricing your home as a target. Your goal is to aim directly for the center; not too high, not too low, but right at market value.

Pricing your house fairly based on market conditions increases the chance you’ll have more buyers who are interested in purchasing it. That makes it more likely you’ll see multiple offers too. Plus, when homes are priced right, they still tend to sell quickly.

Preparing Your Home.
A property attracts the most attention, excitement, and interest when it is first listed on the market. A home that is priced right and well marketed when first listed is positioned to generate the level of interest needed to sell the home for the highest amount possible.
When your home hits the market, we want to make certain that it is being shown in the best possible light from the beginning. We'll tour the home together and discuss any items that we feel should be addressed if necessary to improve your home's appeal to prospective buyers based on current market conditions. This may include minor repairs, de-cluttering, staging, enhancing the curb appeal, and more.
Buyer Perception Impacts Value.
Initially, buyers will focus on the property’s features, cleanliness and condition. The #1 recommended improvement in the “Home Sale Maximizer Survey” has remained the same for several years: Clean and de-clutter. In general, you want to clean the entire house and make sure that everything has its place. Next, they will begin to hone in on the details, the specific parts of the exterior, interior, yard, and more.
Most importantly, buyers comparison shop. They look at a median of 8 homes during the shopping process and compare the features, condition, and price of your home against your competition. They will give a relative value to your property in comparison to other homes on the market based on the presentation.

Pre-Listing Checklist
Use this checklist to prepare your home to sell for the most money in the least amount of time. Additionally, consider having your home inspected before you list it. This will help you avoid any surprises and/or delays after an offer has been made on your home.
Exterior:
□ Check your front door to see if it needs painting.
□ Polish door fixtures if needed.
□ Purchase a fresh welcome mat.
□ Paint the outside of your home if needed.
□ Add potted plants and flowers.
□ Make sure the lawn is cut, weeds are pulled and ground covers look fresh.
Closets & Storage:
□ Organize all closets. Make sure it doesn’t look like you are busting at the seams.
□ Organize and clean out all cabinets and drawers.
□ Organize, straighten and coordinate your hanging space.
Kitchens:
□ Store infrequently used appliances.
□ Remove as much as possible from the counters.
□ Remove all the magnets & miscellaneous hanging items from the refrigerator door.
□ Clean your stove inside and out.
□ Clean the kitchen exhaust hood.
□ Make sure your refrigerator is clean and organized.
□ Clean your counters every day so they look and smell good.
□ Organize the insides of your cabinets; people want to envision how much space you have.
Bathrooms:
□ Clean all soap residue in a shower.
□ Purchase a new shower curtain if it is dirty.
□ Clean accumulated dirt in the track of a sliding shower door.
□ Fix soiled or missing grout.
□ Clean toilet bowls.
□ Buy a new bath mat if it looks dirty.
Garage:
□ Clean, organize, and move excess into storage.
□ General Cleaning:
□ Polish and clean all floors. Refinish if necessary.
□ Steam clean the carpeting or replace if necessary.
□ Wash all baseboards
□ Dust everywhere. It’s amazing how much dust you find after you move out.

Juliann DeForrest was born and raised in Maine. She grew up in a log cabin on two acres of land in northern Maine until she turned 13 and her parents finally decided it was time to move to civilization! They headed south to the Portland area and settled in the quaint town of Westbrook. Her family has always been very close- her parents have been together for over forty years and she’s the middle child with an older sister and a younger brother. After graduating from high school she moved to Virginia to go to Old Dominion University. After five years of waiting tables, going to school, and sewing her wild oats she finally graduated! The day she graduated she moved to Myrtle Beach, SC. Slowly but surely her entire family has relocated there and she couldn’t be happier. Shortly after moving to Myrtle Beach she went to school and got her real estate license. Juliann has been a full-time REALTOR since 2005. She married her husband, Trip, in March of 2009 and they have two children, Drew and Blakely, who are heavily involved in sports including football, wrestling, gymnastics, basketball, and soccer- they love them all! Trip was born in Quantico, VA. Born into a Marine Corps family he found himself moving every four years. He has lived in Jacksonville, NC, Virginia Beach, VA, Washington DC, Apex, NC, Cullowhee, NC, Columbia, SC, and Myrtle Beach, SC. Growing up Trip was very active with sports having a true passion for both football and baseball. Trip graduated from Western Carolina University in 1999 with a BSBA in Business Management. Kimberly Tatro grew up in Upper Darby, PA. Her path to Myrtle Beach began in 1990 when her family started vacationing here every summer. She earned a B.S. in Sport Management at York College of Pennsylvania where she met her husband Eric. After college, they moved to his hometown Pompton Lakes, NJ. Her career began as the Assistant Sports Information Director at William Paterson University; then the Special Olympics New Jersey Training Director; to the Director of Facilities, Recreation & Intramurals at John Jay College of Criminal Justice; FDNY Training Liaison; Assistant Softball Coach and USA Field Hockey FUTURES Coach. While working in NYC she earned a Masters in Sport Science from United States Sports Academy and began teaching at John Jay College of Criminal Justice in the Health and Physical Education department. In 2012, now a family of four, the Tatro’s took the leap moving 700 miles from city life to the beach life. Although nervous and scared they never looked back. It was the best move to make for their family. She then joined Coastal Carolina University, Department of Kinesiology as a Lecturer in 2015. Kimberly has always been interested in a career in Real Estate and loves working with people. Originally from Long Island, New York, Sabrina moved to Myrtle Beach with her family in 2004. She can relate to many of those eager to relocate to this gorgeous, growing area. Sabrina graduated from Carolina Forest High School while playing volleyball and softball and working part time as a sales associate at Polo Factory Stores.
Sabrina decided to stay in Horry County as she went on to earn a Bachelor’s degree in Business Administration from Coastal Carolina University, while she remained on the Dean’s list. She was Assistant Financial Vice President, Historian and T-shirt chairwoman of her sorority, Gamma Phi Beta, throughout her undergrad. Sabrina also took on the role as recruitment counselor for Sorority Recruitment, all the while opening the West Myrtle Beach Outback Steakhouse on 501 with her team member and prior proprietor, Trip DeForrest, and continued to stay with the company for the past fifteen years. Over these years, her loyalty grew from hosting, serving and bartending to becoming the Marketing Ambassador, Admin, and Front of House Manager for the store where she trained and coached the staff. During her time in college, her sorority and her career, she has actively participated and built rapport in a plethora of community events, fundraisers and philanthropy. This has provided her with valuable skills that she uses daily in real estate negotiations, educating homebuyers and sellers, and effectively marketing the team’s listings.
Sabrina appreciates every moment with her family here in Myrtle Beach, including the time she has with her three beautiful children. Jade Iglesias is a native of Winter Garden, FL. Jade has lived in Myrtle Beach for the past 17 years where she has grown to know and love everything it has to offer. Chris was born and raised in the Kingsbridge section of the Bronx, NY. In July of 2002 he met his wonderful wife Edna who he’s been married to for 21 years. In 2012 after their first of three boys were born they moved to Garrison, NY. In February of 2021, Chris and Edna, decided to pack it in and relocate to the sunny and beautiful beaches of Myrtle Beach- where Chris has been visiting for over 20 years to spend time with his Mom who lives in Conway, SC. Chris is a U.S. NAVY veteran having served his country during the Gulf War. He served 5 years in the New York State Department of Corrections and worked at Sing Sing Correctional facility before changing gears and joining the New York City Police Department (NYPD), where he served the citizens of New York City for 22 years and retired as a Detective in September of 2020. Chris has spent his entire adult life serving his country, his community, and thousands upon thousands of citizens in New York City. Chris has always had a passion for putting others needs first and living here now in Myrtle beach will be no different! Kristyn's meeting with Juliann and Trip through a mutual friend was instant chemistry from the very first Hello! Joining them as their transaction coordinator, Kristyn quickly became like family with the duo. As January 2021 rolled in, it marked the beginning of what promises to be many successful years with Kristyn as an integral part of The DeForrest Team. Born in Fayetteville, North Carolina, Kristyn's family relocated to Surfside Beach due to her father's career pursuits, growing the family to four with the arrival of her only sister. Unfortunately, a devastating fire destroyed their cherished family home, leading them to resettle in Murrells Inlet where they spent more than 18 years. In 2015, Kristyn married her high school sweetheart, a former Horry County Law Enforcement Officer. Fast forward to the summer of 2023, Kristyn, her husband, and their three children made a move to Hillsboro, West Virginia. In their downtime, the family finds joy in unwinding by watching movies, creating music, experimenting with new recipes, and enjoying lively family game nights.
